West Kelowna home search and listing alerts

Search the MLS® system yourself, or let Sean set up a saved search that knows the difference between Casa Loma and Glenrosa, and between a freehold and a WFN leasehold.

Get new West Kelowna listings by email

Generic portals lump the whole Westside together. A custom saved search doesn't. Tell Sean what you want and he'll build a search on the MLS® system around it:

  • Neighbourhoods: just the areas on your shortlist (try the quiz if you don't have one yet).
  • Ownership: freehold only, WFN leasehold only, or both, clearly labelled.
  • Property type: detached, suite-ready, townhouse, condo, lake-view, acreage or vineyard.
  • Price and timeline: so you hear about the right homes at the right time.

New listings arrive in your inbox as they're posted. When one looks right, Sean can pull the details that listings don't show: the water system, years remaining on a lease, strata documents and recent comparable sales.

By submitting, you agree to be contacted by Sean Phillips, REALTOR® (Coldwell Banker Executives Realty) about real estate. No spam; unsubscribe any time. See the privacy policy.

Reading a West Kelowna listing

A few words to watch for:

  • "Leasehold", "prepaid lease", "WFN" or "IR 9 / IR 10": the home is on Westbank First Nation land. Read the leasehold chapter and ask how many years remain.
  • "Private water" or a water utility you don't recognize: check treatment and costs. Casa Loma, Bear Creek, Upper Glenrosa, Whitworth and Westside Road are on private systems.
  • "Suite" vs "legal suite": ask for the permits.
  • "Rentals allowed" in a strata: long-term rentals and short-term rentals are different things, and the City's rules on short-term rentals are strict outside resort zones (details).
  • "View lot" at the top of a subdivision: probably at the wildland interface; get an insurance quote early.

The best listing alert is the one that tells you what the listing doesn't.

Why a custom search

Price context

In August 2026 the Central Okanagan benchmark price was $1,056,700 for a single-family home, $698,600 for a townhouse and $465,700 for a condo, per the Association of Interior REALTORS®. See the market chapter for more.

Questions? Call or text

Ask about a street, a lease, or what your place is worth

Sean Phillips lives full time in the Okanagan and works the whole valley, including the Westside. Ask him how a Westbank First Nation leasehold compares with a freehold two streets over, which subdivisions are on private water, or what a realistic list price looks like this month. Straight answers, no pressure.
