West Kelowna real estate: 20 questions, answered

The questions buyers and sellers actually ask about the Westside, with short answers and links to the chapter that goes deeper. Updated September 2026.

The area

Is West Kelowna part of Kelowna?

No. West Kelowna is its own city, incorporated in 2007 (as the Westside District Municipality) after residents voted 5,924 to 5,582 to incorporate rather than join Kelowna. It took the name West Kelowna in 2009 and became a city in 2015. Kelowna is across Okanagan Lake, connected by the W.R. Bennett Bridge. See the history chapter.

What's the difference between West Kelowna, Westbank and Westbank First Nation?

West Kelowna is the city. Westbank is the historic town centre, now called Westbank Centre, and the name was on the local post office from 1902. Westbank First Nation is a self-governing First Nation whose reserve lands (IR 9 and IR 10) sit beside and within the Westside's built-up area. "The Westside" is what locals call the whole area.

How many people live in West Kelowna?

40,093 in 2024, according to a BC Stats estimate published by the City, up from 36,078 at the 2021 census. The City says its facilities serve more than 60,000 people across the Greater Westside.

How long is the commute from West Kelowna to Kelowna?

Off-peak, about 8 minutes from Casa Loma to Kelowna City Hall, 10 from Lakeview Heights, 15 from Westbank Centre and 22 from Glenrosa (OSRM routing estimates). Rush hour at the bridge adds more. Try the commute calculator with your own delay.

Is there a hospital in West Kelowna?

No. The nearest is Kelowna General Hospital, about 17 minutes from West Kelowna City Hall off-peak. The West Kelowna Urgent and Primary Care Centre at 2484 Main Street is open 11:30 a.m. to 8:30 p.m. every day, including statutory holidays, for same-day non-emergency care.

What schools serve West Kelowna?

School District 23 runs one secondary school (Mount Boucherie), two middle schools (Constable Neil Bruce and Glenrosa) and eight elementary schools in the city. Busing only runs to your English catchment school, so check any address on the SD23 catchment lookup before you buy. See lifestyle.

Buying

What is a WFN leasehold?

A home on Westbank First Nation land that you hold under a lease for a set number of years, rather than owning the land. It's registered in the WFN Lands Registry, not the BC Land Title Office. Tax, tenancy law and financing are different from freehold. Read chapter 07 first.

Do I pay property transfer tax on a WFN leasehold?

Generally not, because BC transfer tax applies to registrations at the BC Land Title Office and WFN leaseholds are registered in the WFN Lands Registry. That's an inference from two provincial statements, not a ruling; confirm with your lawyer or notary. WFN registry fees apply.

How much is property transfer tax on a West Kelowna home?

1% on the first $200,000, 2% up to $2 million, 3% above that and a further 2% on residential value over $3 million. An $800,000 home pays $14,000. First-time buyers pay nothing on the first $500,000 at prices up to $835,000, and newly built homes are exempt up to $1.1 million, if you qualify. Use the calculator.

Does the foreign buyer tax apply in West Kelowna?

Yes. BC's additional 20% property transfer tax applies in the Regional District of Central Okanagan, which includes West Kelowna. Speak to a lawyer about federal restrictions on non-Canadian buyers too.

Is West Kelowna in the Speculation and Vacancy Tax area?

Yes, the City is a taxable area. In 2026 the rate is 1% of assessed value for Canadian citizens and permanent residents and 3% for foreign owners and untaxed worldwide earners, rising to 4% for the latter from 2027. Principal residences are generally exempt, but every owner must declare by March 31. WFN lands are excluded.

Can I run an Airbnb in West Kelowna?

Only in limited ways. West Kelowna is exempt from BC's principal residence requirement, but the City's bylaw still defines a short-term rental as part of a principal residence, licensed at $250 plus $500 a year. Resort-zoned buildings (zones C5, C6, CD2 and CD7) can hold a Resort Zone STR licence. All hosts must register provincially. See the buying guide.

Which neighbourhoods are on private water?

Bear Creek, Casa Loma, Raymer/Westside Road, Upper Glenrosa and Whitworth, according to the City. Most other neighbourhoods are on the City's Powers Creek or Rose Valley treatment plants, and WFN lands have their own systems. Ask about treatment, cost and advisories for any private system.

Can I still insure a home in West Kelowna after the 2023 fire?

We haven't found reliable public data on premiums or availability, so get a real quote on the specific address before you remove subjects. Ask about wildfire deductibles and whether a FireSmart assessment helps. See chapter 08.

How many homes were lost in the McDougall Creek fire?

The fire affected 303 structures in total, including 70 homes in the City of West Kelowna, 20 on WFN lands and about 100 in Traders Cove and Wilson's Landing. Insured losses were over $480 million.

Are there grants for adding a suite?

Yes. The City's Grow a Suite grant covers 25% of construction costs up to $7,500, plus a building permit fee waiver, for homes built in 2024 or earlier, until the end of 2027 or until funds run out. You must agree not to use the suite as a short-term rental for three years.

Selling and the market

What are West Kelowna home prices right now?

West Kelowna isn't reported separately. For the Central Okanagan in August 2026, the benchmark was $1,056,700 for a single-family home, $698,600 for a townhouse and $465,700 for a condo (Association of Interior REALTORS®). See the market chapter.

How long does it take to sell a house in West Kelowna?

In August 2026, Central Okanagan single-family homes took a typical 60 days to sell, and all property types sold at about 96% of list price. Price and condition make a big difference.

Will I pay the BC home flipping tax?

If you sell within 730 days of buying, possibly. The rate is 20% of profit within 365 days, falling to zero at 730 days, and exemptions exist. The Province says it doesn't apply to the sale of a leasehold interest; confirm with your accountant or lawyer. The net proceeds estimator includes a rough check.

Who pays property tax on WFN lands, and how do I claim the Home Owner Grant?

Non-member residents pay property tax to Westbank First Nation. The Home Owner Grant (up to $770 basic, up to $1,045 additional) is claimed directly from WFN, not the Province, by December 31.
