Three things that make West Kelowna different from Kelowna
West Kelowna looks like a suburb of its bigger neighbour across the lake, and plenty of people who live here do work in Kelowna. But buying on the Westside is its own exercise, for three reasons that don't apply on the other side of the bridge.
1. Two systems of land, side by side
Westbank First Nation's two main reserves, IR 9 and IR 10, sit inside the Westside's built-up area, with more than 11,000 non-member residents living on WFN lands according to WFN. Homes there are usually sold as long-term leaseholds, registered in a federal land registry rather than the BC Land Title Office. Tax, tenancy law, the Home Owner Grant and financing all work differently. A leasehold can be a smart buy, but you have to know what you're buying. Chapter 07 explains it carefully.
2. One bridge
The five-lane William R. Bennett Bridge, opened in May 2008, is the only crossing to Kelowna. From Casa Loma it's about 8 minutes to Kelowna City Hall off-peak; from Glenrosa it's about 22. Rush hour adds more, and nobody publishes a reliable peak figure, so our commute calculator lets you set your own.

3. Fire and water
The 2023 McDougall Creek wildfire affected 303 structures across the region, including 70 homes in the City of West Kelowna and 20 on WFN lands. Insurance, FireSmart work and the interface between homes and forest are now part of every hillside purchase. Water matters too: most of the city is on two treated municipal systems, but Casa Loma, Bear Creek, Upper Glenrosa, Whitworth and the Westside Road area are on private systems.
